The Buzet wine region is situated in south-west France in department Lot-et-Garonne roughly half way between Toulouse and Bordeaux, just a short drive from the A62 autoroute. The appellation has established a reputation for quality and excellence supported by a robust marketing attitude and employing the latest vinification techniques. The total land area is just under 142 acres of which a little over 90 acres is dense woodland partly bordering the River Baïse, and mixed farmland; the remaining 50 acres is down to perfectly tended mature vines including Merlot, Cabernet Franc and Cabernet Sauvignon which fall within the Appellation Buzet Controlée. The principal building is a fine 19th century Directoire Château in good structural order of elegant and proportions requiring refurbishment. The chateau itself has a surface area of approximately 470 m2 comprising, a spacious entry hall with period cupboards with identical corridors left and right serving ancilliary rooms including offices, laundry, dining room with a marble fireplace, parquet flooring and period cupboards, a library with marble fireplace and French windows to the terrace. The principal reception area, almost 50m2, with french windows to the terrace, is situated at the end of the entry hall with double doors and communicates laterally with several of the aforementioned rooms. In all there are currently four spacious bedrooms with marble fireplaces, two with bathrooms, and a convertible attic space of 120m2. The outbuildings flanking the chateau courtyard include the wine chai, a couple of former dwellings and two former lock-keepers cottages are sited about 600 metres from the chateau along a wooded track, which could be converted into guest accommodation. The immediate grounds contain traces of the former 19th century features with numerous mature deciduous trees and is partly walled and fenced, communicating directly with the woodland descending to the river.
